On February 5, 2018, DeLand became the first city in Florida to be designated a Monarch City USA — joining a national effort to restore the migratory monarch corridor through native plantings and certified butterfly gardens.

That story said something about this place: small enough to act collectively, beautiful enough to be worth protecting, growing fast enough to need stewards. That's also the kind of brokerage we wanted to be — local, careful, and unmistakably from here.

Today we serve buyers, sellers, and investors across DeLand, Deltona, Orange City, Lake Helen, DeBary, and the rest of West Volusia, with a satellite presence in Sanford and the broader Orlando metro.

A broker who started as a builder.

Doug Richards grew up in Deltona and DeLand. He started his career building custom homes across Central Florida, and in 1999 he added a real estate broker's license — not as a career change, but because the transactions kept tangling with the construction, and he wanted clients to have one person who could speak both languages fluently.

That decision is the reason Monarch Homes & Realty exists today. It’s a brokerage led by a triple-licensed Florida professional: real estate broker (BK3066958), certified building contractor (CBC1251171), and certified roofing contractor (CCC1328824). Licensed since 1999, with 127 closed transactions across buyers, sellers, foreclosure work, investment properties, and new construction.

What that means on the ground is simple. When Doug walks a house with you, he reads it like a builder. The roof age, the framing, the bones beneath the cosmetic. For buyers, it’s a head start before the inspector ever shows up. For sellers, it’s one professional handling the roof assessment, the market analysis, and the listing strategy in a single conversation instead of three.

Doug has lived in DeLand for thirty years and raised his family here. When he’s not at a closing or a job site, you’ll often find him in the air — flying small planes is his other lifelong way of seeing Florida, watching the same coastlines, lakes, and citrus groves shift season to season. He and his wife are raising two kids in the town that shaped him. The brokerage exists to fund the rest of that life — time with family, hours over the state, and the work he does for neighbors who need a steady hand more than a sales pitch.

There’s a quieter reason the brokerage is here, too. Growing up between Deltona and DeLand, Doug watched land he loved get carved into subdivisions and endless sprawl, losing the character that drew people to Florida in the first place. Part of why he got into real estate was hoping to nudge clients toward better decisions about their property — keeping more trees, leaving more room for the things that were already here. He’ll be the first to admit he didn’t always win those conversations. But the impulse is part of why “Monarch” felt like the right name when it came time to choose one.
